Experience: Mr. Guyton is a founding partner and principal of Design Resource Group, PA. He has accumulated 25 years of experience in all aspects of landscape architecture and project management. Relevant Work: Trademark, Boulevard Centro, Charlotte, NC. ~ A high-rise building on Trade Street in Uptown Charlotte for 202 Residential Condos, 6,500 SF Retail, and 13,000 SF Office. Extensive negotiation with City planners was required for greenway connections, lane closures, utility relocation, public art, streetscape design, and construction phasing. We worked in close collaboration with the Architect, MEP, and Structural Engineer to develop roof top amenities including a swimming pool, shade sails, dog park, a gas outdoor campfire, outdoor kitchen and pool tables. Complete 2005. Prosperity Creek, Wood Partners, Charlotte, NC. ~ 186 unit, Affordable Senior Apartment Complex Community developed with State tax credits. Winner of a 2008 Multi-Family Executive Award for Senior Center of the Year. Complete 2007. Alta Brookwood, Wood Partners, Mauldin, SC. ~ 256 units on 17.07 acres for a multi-family mountain themed community. Several resort style amenities include a zero entry pool, outdoor gas fireplace, picnic pergolas, covered walks, large open courtyard, car care center, detached garages, tot lot, and barbeque grilling and picnic areas. The project consisted of Master Plan, Construction Documents, Amenity and Landscape Plans. Complete 2008. Alta Steele Creek, Wood Partners, Charlotte, NC. ~ 240 unit, multi-family development located on 15.8 acres which included road widening of Steel Creek Road and in-depth coordination with NCDOT as well as design of a public road thru the site and several private drives throughout the project. Complete 2008. UNCC-Campus Corners, Wood Partners, Charlotte, NC. ~ 116 unit, student housing project located on an 8.2 acre parcel of land in the university area of Charlotte, North Carolina. The project should be available for off-campus student housing starting in the fall of 2009. Colonial Grand at Southend, Colonial Properties Trust, LLC, Charlotte, NC. ~ 340 apartment development designed for Transite Oriented Development. The project required extensive negotiations with the municipal authorities and private land owners which included a land swap agreement with the Pepsi Bottling Plant, improvements to the light rail frontage, design of a new public roadway, and private roadway crossing of a light rail track. Amenity documents created two dynamic urban courtyards, and a rooftop plaza atop the parking deck with sweeping views of the skyline. |

She is actively involved in the initial analysis, programming, and conceptual design of the project, master planning, land entitlement, regulatory/permitting needs, and construction documentation. Ms. MacSorley is involved on a daily basis with current and future land use planning and design issues as they pertain to the physical, environmental, aesthetic and economic planning strategies. Planned amenities feature underground parking, a plaza with public art and fountains, rooftop courtyards and pedestrian connectivity to the South Carolina State Museum and the EdVenture Children’s Museum. Rezoning Complete 2006. St James, Woodfield Investments, Goose Creek , SC. ~ 244 unit multi-family development, located on 12.54 acres in Goose Creek, South Carolina. This project included Master Planning, Site Layout, Amenity and Landscape Plans. Complete 2009. Circle at SouthEnd, Crescent Resources, Charlotte, NC. ~ Urban mixed-use site in South End for 360 Apartment Units and 8,000 SF of Retail Space. The project was designed to LEED Silver standards. The site abuts the LYNX Rail Corridor and required significant coordination with CATS and City officials to coordinate pedestrian connections, multi-use trails, and cost sharing agreements. Amenities include 4 urban courtyards, swimming pool, and café dining area. Master Plan, Street Design, Construction Documents, Amenity and Landscape Plans. Complete 2009. Woodfield Ayrsley, Woodfield Investments, Charlotte, NC. ~ 358 multi-family units on 9.84 acres in the Town of Ayrsley, located in southwest Charlotte. This is a neo-traditional development features pedestrian friendly streetscapes and amenity courtyards. The plans also consisted of Civil Engineering design which included stormwater, water and sanitary sewer design, field testing and observations. Ongoing 2009. |

Experience: Mr. Goddard has over twenty five years of traffic engineering experience in both the public and private sectors. Mr. Goddard recently joined Design Resource Group as Principal and Manager of the Traffic Studio. Prior to joining Design Resource Group, Mr. Goddard was the Principal and Office Director for Kubilins Transportation Group in Charlotte, NC. While at Kubilins he was responsible for managing the engineering staff and has overseen the completion of more than 2,200 projects. Prior to joining Kubilins, Mr. Goddard was the Manager of the Land Development/Special Projects Unit with the City of Charlotte Department of Transportation (CDOT). As a Managing Principal at Design Resource Group, Mr. Goddard is responsible for overall project management and quality assurance. Mr. Goddard specializes in: traffic impact analysis, parking studies, transportation facility permitting, air quality modeling, preliminary access and driveway design, driveway permitting, access evaluation, site plan review, and preliminary design of interchanges, roadways and parking structures. Mr. Goddard also regularly represents the firm's clients at public hearings, presentations and community meetings. Relevant Work: CHA Boulevard Homes, Charlotte, NC. ~ Mr. Goddard served as the transportation consultant for the redevelopment of the existing Boulevard Homes apartment complex (approximately 34.25 Acres on 9 parcels), located on the northeast quadrant of West Boulevard and Billy Graham Parkway in Charlotte, NC. The existing zoning is R-22MF, and the proposed zoning classification is MUDD(CD). CHA intends to construct a mix of apartments, a 900-student public (Charlotte-Mecklenburg Schools) school for students from kindergarten through 9th grade, senior adult attached housing, a day care center, and a community center. First Ward, Charlotte, NC. ~ Mr. Goddard has served as the traffic/transportation consultant for an urban mixed-use project located within the First Ward District of Center City Charlotte. The Phase 1 development is for a 3-4.5 acre County park, UNC Charlotte 10-story classroom building of 145,000 SF, a mixed-use building with 225,000 SF of office, 100 condos and 8,500 SF of retail along with an underground deck of 450 spaces and an above ground deck of 400 spaces. Phase 1 is expected to be completed by 2011. Queens University Transportation Plan, Charlotte, NC. ~ Mr. Goddard served as the transportation consultant for Queens University’s 2020 Campus Master Plan, which will expand the main campus from the current 624,060 SF (2,300 students) to 1,003,751 SF (4,500 students). Specific tasks included: a Traffic Impact Analysis (TIA) report for the four major intersections adjacent to the campus, pedestrian counts and LOS analysis at five locations around the campus, bicycle LOS analysis based on road characteristics surrounding the campus, vehicle parking counts and study for campus locations. “Best Practice” recommendations were made to improve the movement of vehicles and pedestrians in and around the campus while maintaining a safe environment for students and staff. Winter, Elizabeth Apartment Community, Charlotte, NC. ~ Mr. Goddard served as the transportation consultant for the development of the Winter, Elizabeth, Apartment Community, located on the north side of East 7th Street, west of East 5th Street in Charlotte, NC. The existing zoning of the property is R-22MF, and the proposed zoning classification is MUDD (CD). The developer intends to construct up to 406 apartments (with two (2) four-level parking decks) on this site. Mint Hill High School, NC. ~ Mr. Goddard served as the transportation consultant for a multi-scenario Traffic Impact Analysis report for Charlotte-Mecklenburg Schools for a 2,000-student high school (Mint Hill High School) located at 10579 Truelight Church Road, in the Town of Mint Hill, North Carolina. The campus will be located on the north side of Truelight Church Road, between Interstate 485 and Blair Road (NC 51). The high school is expected to be completed and occupied for the 2010-2011 school year. |
